MTD for Landlords Readiness Checklist

Who this checklist is for
Landlords who need to know whether Making Tax Digital applies to them, from when, and what has to be working before the first quarterly update, including couples who own property together and need figures that agree.

You looked at your profit and relaxed
The test never reads your profit. Qualifying income is gross rent before a single expense, added to any self employment income, and checked against £50,000 from April 2026, £30,000 from 2027 and £20,000 from 2028. It is also measured two years back, so the year that decides your start date has already been filed.

You own the property with someone else
Then your share of the rent is what counts, which can put both of you out of a phase a sole owner would be in. But married couples are taxed 50:50 by default whatever the deeds say, and departing from that takes the beneficial ownership plus a Form 17 election. Both of you report your share, so both of you need records that match.

You have software and assume that settles it
Two gaps catch landlords. Property and self employment are separate income sources with separate updates, and not every package handles both. And the software has to be authorised with HMRC before it can file anything, which is the step that fails at five to midnight rather than five weeks out.

Where landlords get this wrong
The finance cost restriction makes taxable profit look small while the rent stays large, and it is the rent that counts. A landlord taking £60,000 of rent with £45,000 of interest has very little profit and is in scope from April 2026 all the same.

Four filings is not four bills
The updates are due on 7 August, 7 November, 7 February and 7 May, and each one is a running total for the year rather than a quarter in isolation. No payment travels with any of them. The money still moves on 31 January and 31 July, exactly as it does now.
