What the advert leaves out

Gross yield divides rent by the purchase price and stops there. It ignores every running cost, every pound of stamp duty and every empty week.

Buying costs belong in the denominator. They are money you put in and cannot get back out, so a yield measured against the price alone flatters every purchase.

Void weeks are the cost people forget. Two weeks a year is about four per cent of the rent, and it lands in the same year as the re-letting fee.
