Three things worth knowing

Property income carries no National Insurance. That is the reason given for the separate rates, and it is why a landlord and a sole trader on the same profit do not pay the same tax.

From 6 April 2027 the rates are 22, 42 and 47 per cent. Two points at every band, on the profit after the finance cost restriction rather than before it.

Mortgage interest is entered on its own line because it is not deducted. It produces a basic rate reduction against the tax, which the Section 24 Calculator works through.
